Evaluarea bunurilor imobile pentru garanțiile bancare, probleme și soluții

Abstract

Scopul lucrarii: Lucrarea are ca scop, determinarea problemelor și soluțiilor din cadrul evaluării bunurilor imobile pentru garanțiile bancare, în Republica Moldova. La fel în lucrarea au fost analizate ofertele bancare pentru ipotecă și ofertele bunurilor impobile pe piața imobiliară a orașului Chișinău. Scopul final, este determinarea valorii de piață, a unui bun imobil amplasat în orașul Chișinău.

Metodele aplicate: Metoda comparațiilor directe, Metoda comparațiilor unitare, Metoda veniturilor.

Rezultatul final: Analizând rezultatele obținute în urma aplicării metodelor de evaluare, au fost efectuat procesul de reconciliere, și am obținut o valoare de piață veridică pentru bunul imobil evaluat.

Purpose of the work: The work aims to determine the problems and solutions within the evaluation of real estate for bank guarantees in the Republic of Moldova. In the same way, in the paper were analyzed the bank offers for the mortgage and the offers of the goods on the real estate market in Chisinau. The final goal is to determine the market value of a real estate located in Chisinau.

Methods applied: Method of direct comparisons, Method of unitary comparisons, Method of income.

The final result:

Analyzing the results obtained from the application of the valuation methods, the reconciliation process was carried out, and we obtained a truthful market value for the valued real estate.
