Abstract

Scopul proiectului: conversia unei clădiri industriale abandonate într-un centru cultural modern, care să contribuie la dezvoltarea vieții culturale urbane, să sprijine inițiativele creative și să integreze obiectul în viața publică a orașului. Obiectivele generale: elaborarea unui concept realist de adaptare a patrimoniului industrial la funcțiuni noi, ținând cont de stabilizarea stării tehnice actuale; analizarea scenariilor alternative de utilizare, inclusiv centru de afaceri și hotel; realizarea unei analize comparative a exemplelor de reconversie industrială din țară și din străinătate; identificarea problemelor majore ale amplasamentului în baza unei analize urbanistice; propunerea unei noi zonificări funcționale teritoriale și pe niveluri; elaborarea unui concept arhitectural de modernizare a fațadelor. Metodele aplicate la elaborarea lucrării: conversia și revitalizarea arhitecturală, extinderea volumului existent, amenajarea curții interioare, zonificarea funcțională a clădirii.

Project objective: to reinterpret and transform an abandoned industrial building into a modern cultural center that supports urban cultural development, fosters creative initiatives, and integrates the site into the public life of the city. Main tasks: to develop a realistic concept for adapting industrial heritage to new functions while stabilizing the current condition of the building; to analyze alternative usage scenarios, including a business center and hotel; to conduct a comparative study of national and international experiences in industrial renovation; to identify the main problems of the territory based on urban analysis; to propose a new territorial and vertical functional zoning; and to develop an architectural concept for façade modernization. Methods used in the work: architectural conversion and revitalization, extension of the existing volume, landscaping of the inner courtyard, and functional zoning of the building.

Цель проекта: конверсия заброшенного индустриального здания в современный культурный центр, способствующий развитию городской культуры, поддержке творческих инициатив и интеграции объекта в общественную жизнь города. Основные задачи: разработать реалистичную концепцию адаптации индустриального наследия под новые функции с учётом стабилизации текущего состояния объекта; проанализировать альтернативные сценарии использования, включая бизнес-центр и гостиницу; провести сравнительный анализ отечественного и зарубежного опыта в сфере реновации промышленных зданий; выявить основные проблемы территории на основе градостроительного анализа; сформировать новое территориальное и поэтажное функциональное зонирование; предложить архитектурную концепцию модернизации фасадов. Методы, применённые в работе: архитектурная конверсия и ревитализация, пристраивание нового объемa, благоустройство территории внутреннего двора, функциональное зонирование здания.
