Teza este structurată în 4 capitole, în primele 3 examinîndu-se managementul execuției proiectelor de construcție, organizarea execuției proceselor de construcție și metodele de organizare a execuției proceselor de construcție, iar capitolul 4 reprezintă partea practică, incluzând obiectul de studiu și executarea graficului Gantt utilizând metoda succesivă și a lanțului neritmic, astfel observând clar impactul semnificativ al metodei de organizare a lucrărilor asupra duratei totale de construcție. Utilizând metoda tradițională succesivă și un grafic Gantt corespunzător, proiectul a durat 12 luni, datorită naturii sale liniare și secvențiale. Pe de altă parte, când s-a optat pentru metoda lanțului neritmic, eficiența a crescut considerabil, scurtând durata de construcție la doar 5 luni. Această abordare mai dinamică și flexibilă a îmbunătățit sincronizarea activităților, eliminând întârzierile și reducând perioadele de inactivitate. Optimizarea fluxului de muncă și gestionarea eficientă a căilor critice au contribuit la reducerea suprapunerilor de timp. Astfel, alegerea unei metode adecvate de organizare a lucrărilor de construcție, reflectată în graficul Gantt, este crucială pentru succesul și eficiența proiectului. Planificarea atentă, adaptabilitatea și gestionarea corespunzătoare a resurselor sunt elemente esențiale pentru atingerea obiectivelor proiectului într-un timp optim cu forțe minime. Aceasta subliniază importanța evaluării și selecției metodei de organizare a lucrărilor în funcție de specificul proiectului, pentru a maximiza eficiența și a îndeplini obiectivele stabilite.; The purpose of this work is to develop the capacity to research a technical, organizational, or economic problem, identify solutions, and present the results, going through the stages of documentation and practical application, thereby gaining organizational and production skills. The thesis is structured into four chapters, with the first three examining the management of construction project execution, the organization of construction process execution, and methods of organizing the execution of construction processes. The fourth chapter represents the practical part, including the study object and the execution of the Gantt chart using both the successive method and the critical chain method, thus clearly observing the significant impact of the work organization method on the total construction duration. Using the traditional successive method and a corresponding Gantt chart, the project lasted 12 months due to its linear and sequential nature. On the other hand, when the critical chain method was adopted, efficiency significantly increased, reducing the construction duration to just 5 months. This more dynamic and flexible approach improved the synchronization of activities, eliminating delays and reducing idle times. Optimizing workflow and efficiently managing critical paths contributed to reducing time overlaps. Therefore, choosing an appropriate method for organizing construction works, reflected in the Gantt chart, is crucial for the success and efficiency of the project. Careful planning, adaptability, and proper resource management are essential elements for achieving project objectives in an optimal time with minimal effort. This underscores the importance of evaluating and selecting the work organization method based on the specifics of the project, to maximize efficiency and achieve the set objectives. Primul capitol ,,FUNDAMENTAREA TEORETICĂ A MANAGEMENTULI EXECUȚIEI PROIECTELOR DE CONSTRUCȚIE’’ reprezintă rezultatul de cercetări privind analiza managementului de construcție cît si descrierea activității managerului de proiect. Al doilea capitol ,,ANALIZA MANAGEMENTULUI RISCULUI’’ cuprinde descrierea riscurilor aferente proiectelor de construcție cît și identificarea și tratarea acestor riscuri. Al treilea capitol ,,EXECUTAREA COMPLEXULUI LOCATIV ,,HORA VILLAGE’’- proiect executat de compania de construcții ,,A-casă’’ unde am prezentat istoria și caracteristica generală a companiei de construcție, cît și am prezentat proiectul ,,Hora Village’’ prin prizma riscurilor ce le parcurge în atingerea succesului. Această teză de masterat include toate complexitățile gestionării execuției proiectelor de construcție în medii incărcate de risc. Studiul ecestei teze explorează în amănunte natura diversă a riscurilor care afectează proiectele de construcție, începînd de la complexități financiare și tehnice pînă la complexitățile asociate cu factori de mediu și socio-politici. Ca obiectiv principal a fost nu doar analiza atributelor teoretice ale managementului de proiect, ci și evidențierea acțiunilor riscurilor asupra tuturor etapelor de proiect. Principalele concluzii din teza de masterat include o înțtelegere profundă a riscurilor ce tine de domeniul construcțiilor, accentuînd necesitatea unui algoritm de pași corecți în gestionarea riscurilor. Studiul identifică instrumente și tehnici eficiente pentru micsorarea impactului riscurilor, punînd accent pe strategii prevenitoare și reziliente. De asemenea discutăm despre rolul managerului de proiect care este unul central anume în navigarea si minimizarea riscurilor, evidențiind importanța abilităților decizionale, comunicarii leadership-ului. Teza propune direcții de orientare pentru viitoarele cercetări, inclusiv explorarea tehnologiilor cum ar fi inteligența artificială și analiza amănunțită în gestionarea riscurilor în ramura construcțiilor. De asemenea, tratează necesitatea cercetărilor detaliate privind impactul factorilor socio-politici și economici asupra rezultatelor proiectelor de construcție. Într-un final această teză accentuează relevața unei metode strategice în administrarea execuției proiectelor de construcție în condiții volatile. Întărirea capacităților de anticipare, răspuns și adaptare la riscuri reprezință un factor cheie pentru reușita proiectului. Această teză contribuie substanțial la înțelegerea și îmbunătățirea managementului execuției proiectelor de construcție în medii de risc, inițiind calea pentru cercetări ulterioare în vederea dezvoltării unui cadru rezistent în acest domeniu.; The paper is structured with a table of contents, introduction, three chapters, each with three paragraphs, general conclusions regarding the conducted study, bibliography, and annexes used for research. The first chapter, “THEORETICAL FOUNDATION OF CONSTRUCTION PROJECT EXECUTION MANAGEMENT”, represents the result of search on construction management analysis and the description of the project manager’s activites. The second chapter, “RISK MANAGEMENT ANALYSIS”, includes the description of risks associated with construction projects as well as the identification and treatment of these risks. The third chapter, “EXECUTION OF THE RESIDENTIAL COMPLEX HORA VILLAGE- A PROJECT EXECUTED BY THE CONSTRUCTION COMPANY A-CASA”, presents the history and general characteristics of the construction company, as well as an overview of the “Hora Village” projects in terms of the risks encountered in achieving success. This master’s thesis encompasses all the complexities of managing construction project execution in risk-laden environments. The study delves into the detailed nature of diverse risls affecting consruction projects, ranging from financial and technical complexities to those associated with environmental and socio-political factors. The primary objective was not only to analyze the theoretical attributes of project management but also to highlight the actions of risks on all project stages. The main conclusions from the master’s thesis include a profound understanding of construction-related rosks, emphasizing the need fosr a correct algorithm of steps in risks management. The study identifies efficient tools and techniques for reducing the impact of risks, focusing on preventive and resilient strategies. Aditionally, we discuss the role of the project manager, which is central in navigating and minimizing risks, highlighting the importance of decision-making skills, communication, and leadership. The thesis proposes directions for future research, including exploring technologies such as artificial intelligence and detailed analysis in risk management in the construction industry. It also addreses the need fosr detailed research on the impact of socio-political and economic factors on construction projects outcomes. Ultimately, this thesis emphasizes the relevance of a strategic approach in managing construction ptojrtd rcrcution in volatile conditions. Strengthening capacities for anticipating, responding to, and adapting to risks is a key factor for project success. This thesis substantially contributes to understanding and improving the management of construction project execution in risky environments, paving the way for further research to develop a resilient framework in this field. Работа состоит из 68 страниц, 16 таблиц, 25 рисунков, 7 формул, заключений, 22 дополнительных библиографий и приложений.; Scopul acestei lucrări este de a dezvolta și actualiza proiectul de construcție a Complexului Hotelier și Divertisment „Wake”, Ucraina - aceasta este o ajustare, conform datelor reale de proiect în curs de realizare și implementarea eficientă a sarcinilor proiectului de construcţie. Pentru atingerea acestui obiectiv au fost stabilite următoarele sarcini: 1. Studiul tendințelor și perspectivelor pentru dezvoltarea, actualizarea și managementul proiectelor de construcții. 2. Justificarea principiilor de dezvoltare și actualizare a proiectelor de construcții. 3. Analiza pieței imobiliare din regiunea Kiev, Ucraina. 4. Analiza proiectelor de dezvoltare imobiliara din regiunea Kiev, Ucraina. 5. Îmbunătățirea proiectului – construcția complexului hotelier și de divertisment „Wake”. 6.
