Abstract

În capitolul I sunt abordate conceptele fundamentale ale înregistrării cadastrale, unde este explicat rolul înregistrării cadastrale precum și importanța acestui proces pentru transparența și securitatea drepturilor de proprietate. Detaliază ce anume se înregistrează în sistemul cadastral și cine sunt părțile implicate. Prezentarea principiilor esențiale care guvernamentează procesul de înregistrare, precum legalitatea, transparența și acuratețea informațiilor. Analiza reglemetărilor legale și procedurale care stabilesc modul de înregistrare a drepturilor asupra bunurilor imobile. Acest capitol, conține optsprezece pagini și șase figuri. Capitolul II se concentrează pe metodologia utilizată în procesul de înregistrare a drepturilor asupra bunurilor imobile.Discută diferite metode organizatorice, de la sisteme tradiționale la cele digitale, și cum influențează acestea eficiența procesului.Detaliază pașii necesari pentru înregistrarea dreptului de proprietate, documentația necesară și etapele procedurale.Analizează documentele esențiale care sunt parte a procesului de înregistrare și descrierea legală a proprietății. Acest capitol, conține cincisprezce pagini și patru figuri. În contextul capitolului III este prezentat obiectul de studiu care se concentrează pe importanța lucrărilor cadastrale din Municipiul Chișinău, evidențiind necesitatea unei evidențe precise a drepturilor de proprietate și a altor drepturi reale asupra bunurilor imobile. Scopul principal este protejarea proprietarilor și prevenirea posibilelor conflicte legale în domeniul imobiliar. În ceea ce privește înregistrarea dreptului de proprietate, sunt descrise procedurile administrative prin care dreptul de proprietate asupra unui imobil este înregistrat în mod oficial în registrul cadastral. Aceste proceduri implică depunerea documentației necesare, verificarea acesteia de către autoritățile competente și emiterea unui certificat de înregistrare, care conferă validitate legală acestui drept. Înregistrarea drepturilor reale se referă la procesul de înregistrare a altor drepturi legale asupra bunurilor imobile, precum ipotecile și altele.

In the context of Chapter III, the object of study is presented, focusing on the importance of cadastral works in Chișinău Municipality, highlighting the need for accurate records of property rights and other real rights over immovable property. The main goal is to protect property owners and prevent potential legal conflicts in the real estate sector. Regarding the registration of property rights, the administrative procedures through which the property rights over an immovable are officially registered in the cadastral register are described. These procedures involve submitting the necessary documentation, verifying it by the competent authorities, and issuing a registration certificate, which provides legal validity to the property right. The registration of real rights refers to the process of registering other legal rights over immovable property, such as mortgages, and others.
